We'll each month as soon as the portal opens im already getting charged an extra 100 dollar late fee, two weeks before a late fee is supposed to even be added to my rent. Each month the portal opens about 2 week ahead of time to pay early. The company uses an online provider to pay rent. Now on to the real problem my rent is due on 1 to the 3rd of each month. Once in awhile a day or 2 late only due to the way my check deposits. Reeder just recently bought the property a couple months back. I have been is this home for almost 2 years. Really frustrating that the jobs aren't being completed and planned in a more professional way, as well as communicating with us! We have been asking for reimbursement on our rent and been denied for the week we weren't able to occupy the apartment. They had only planned two or three days for the job to be done and it's been over a week and still isn't complete. ![]() It's incredibly frustrating that we've been fighting for this to be done for three months and there still wasn't any planning done on the management end. We were out of our apartment for 5 days without reimbursement because of terrible communication between all parties involved. However our contractors ripped out 3 of 4 rooms before telling us they didn't have the materials they needed to finish. ![]() The owners finally agreed to replace all the floors but only gave us an hour notice that they were coming, inconvenient but not the end of the world. We had to really go back and forth between Reeder and the owners to even get a second opinion on the smell and possibility of getting it replaced. I hired professionals to do a biological treatment on the floors, and they recommended replacement. I cleaned the carpet the first time and all the water was black, a big sign it wasn't professionally done by anyone before we moved in. I was desperate for a solution so I carpet cleaned it myself after going back and forth on getting the soiled carpet replaced after waiting 3 weeks after our move in date finally came and it still wasn't resolved. Before moving in we had addressed that there was a urine smell in the apartment but we were assured it was taken care of with a carpet cleaning, however it was not. We waited patiently to move into our new apartment and got pushed back six weeks waiting for carpet cleaning to be done, additional maintenance, and a bathroom remodel. ![]() After the meeting, she said she would take care of the charges and we would end up getting some of our deposit back, the next day I got an email with a bill for the $650 on top of them keeping my $900 deposit. When I met with one of the property managers to get these charges resolved we went through and found proof of all the damages from the tenants prior to me, meaning they probably charged them as well and did not make the repairs but pocketed the money and just waited to do it again to the next tenants. They are impossible to get ahold of or meet with to help figure out these issues that are affecting real people's lives, many are college students including myself. We got out of our lease and moved out the last day of July, and we are still 6 months later dealing with this company, not only refusing to give back our deposit but charging us an additional $650 for repairs and fees, totaling to around $1,550 worth of damage and repairs they are claiming we made in the short time we lived there. Such as the ceiling leaking water (which they knew about previously and would not fix), our front door getting stuck closed so we would get locked inside, not having a washing machine for half the time we lived there because it was not a "necessity". While living in this place there were a couple of incidences that were so completely unacceptable. I did not decorate or even really ************ place. This place is one of the worst places I've ever seen in my life and when I moved in immediately started looking for other places to live. I lived in one of Reeder's properties for not even 3 months, it was a basement apartment that I scrabbled to get because my other lease was ending.
